Turnkey means you make the decisions and we carry them through — design, civil work, electrical, joinery, finishes, furniture, soft furnishing — and hand you a home that is ready to live in. One contract, one price, one team accountable for all of it.
No sub-contractor merry-go-round: in-house design, in-house build, in-house accountability. It is the way we prefer to work, and the reason we can promise a date and a price at the start rather than at the end.
The process, step by step.

Brief, budget and date
All three on the table in the first meeting. A turnkey contract is only honest if the scope, the money and the calendar are agreed together.
- 02
Design to sign-off
Layouts, 3D views, material boards, joinery, electrical and lighting drawings — approved by you before anything is bought or built.
- 03
Procurement
Stone, tiles, sanitaryware, hardware, fabrics and furniture ordered against the approved drawings, with samples signed off.
- 04
Build
Civil, plumbing, electrical, ceilings, flooring, joinery, painting and fit-out sequenced by our own team under one programme, with a weekly photo report.
- 05
Styling and keys
Furniture placed, curtains hung, art and plants positioned, a joint snag walk, care manual, warranty, and the keys.
What we build it from.
TimelineA turnkey 3BHK typically runs four to five months from first meeting to keys: three to five weeks of design, two to three weeks of procurement lead time overlapping with site preparation, and ten to fourteen weeks of build and fit-out. Villas run longer and are phased. The programme is part of the contract.
- Everything under one specification
- Boards, finishes, stone, hardware, sanitaryware, electrical fittings and fabrics are specified in one document you approve, so nothing is substituted quietly on site.
- Sanitaryware and fittings
- Kohler, Jaquar, Grohe or equivalent, chosen with you and installed by our own plumbers.
- Electrical
- Modular switches, MCBs and wiring from established brands, sized to the load of a modern home.
- Furniture and soft furnishing
- Custom pieces from our own workshop plus selected loose furniture, curtains and rugs sourced against the scheme.
- Paint and finishes
- Low-VOC emulsions, sprayed PU on joinery, sealed stone and veneer.

We quote the full scope in writing before work begins — design, materials, labour, transport and handover — as line items you can read. No percentage-on-top surprises, and outstation travel appears as its own line rather than inside the rates.

- What is not included in turnkey?
- Appliances and electronics unless you ask us to supply them, statutory fees, and anything outside the approved drawings. All of it is listed in the quote so there is no grey area.
- What if we change our mind during the build?
- Changes are priced and scheduled before they are made, in writing. Small ones are absorbed; larger ones move the date and we tell you by how much.
- How do payments work?
- Staged against milestones in the programme — design sign-off, site start, joinery delivery, handover — so payment follows visible progress.
