A villa in Kokapet, handed over ahead of schedule
“Team Hans Interior delivered our 3BHK ahead of schedule. Quality of joinery and finishing is genuinely a notch above local vendors. Very transparent on pricing too.”
A three-bedroom villa, designed and built by our own team on a written programme and finished early. The client's note on pricing is the part we would underline: a quote written as line items — design, materials, labour, transport, handover — is what “transparent” means in practice.
What we find in Kokapet.
Kokapet is where our nearest handed-over reference is: a villa client who wrote that we delivered their home ahead of schedule, with joinery and finishing “a notch above local vendors”. It is also the part of Hyderabad closest to our studio and workshop — Mirjaguda is a straight run down the Outer Ring Road — so site visits happen when the work needs them, not when the diary allows.
The locality has two kinds of home and they need different things. The gated villa communities along the ORR and towards Gandipet hand over builder-finished shells: flooring and bathrooms in, everything else — joinery, ceilings, lighting, the kitchen, the pooja room — still to be designed. The towers going up on the Neopolis parcels are mostly bare-shell handovers, which means a longer list and a cleaner start.

Gated villas
Three- to five-bedroom villas, often with a double-height living room and a terrace, handed over with flooring and bathrooms done. The joinery, false ceilings, layered lighting and the pooja room are the project. Villa-scale material discipline applies: three or four materials used with conviction, not thirty.
- 02
High-rise apartments
3 and 4BHK bare-shell apartments in the towers on the Neopolis parcels and along the ORR. Bare shell means electrical routes, plumbing, flooring and ceilings are all ours to plan before a single wardrobe is drawn — so the sequencing matters more than the finishes.

Builder-finished flats
Older communities off Narsingi and the Gandipet road hand over with basic finishes in place. Kitchens, wardrobes and the living-room wall are the usual scope, taken room by room or as one programme with one price.

How long it takes in Kokapet.
- Villa
- Design six to ten weeks, most of it coordinating with your architect if the shell is still being finished. Build four to seven months on site, phased floor by floor so finished areas stay protected.
- 3BHK apartment
- Design three to five weeks from brief to signed drawings. Execution ten to fourteen weeks from site start for a builder-finished flat.
- Bare-shell tower
- The services and flooring stage runs before joinery can begin. It is in the programme from day one rather than discovered on site, and the weekly report shows it.

A project in Kokapet starts like this.
Send the community name and your handover date on WhatsApp. For Kokapet the first meeting can be at the villa itself — we bring samples and a tape rather than asking you to drive to the studio.
Asked about Kokapet.
- Our villa is being handed over next month. When should we start?
- Now. Villa design takes six to ten weeks, so starting before handover means site work can begin the week you get the keys rather than three months later.
- Can you work inside a gated community's rules?
- Yes. Work-hour windows, worker passes, material entry and debris removal are handled by our site supervisor with the association. It is a normal part of a Kokapet programme, not an obstacle to it.
- How far is Kokapet from your studio?
- It is the closest of our references. The studio and workshop are in Mirjaguda on the Shankarpally side of the city; Kokapet is a straight drive down the Outer Ring Road, which is why the Kokapet villa could be visited whenever the work needed it.
